The HVAC cooling tune-up checklist
A cooling tune-up is only as good as its checklist. Skipped items become callbacks in August, and undocumented readings make the next visit start from zero. Here is what a thorough professional AC maintenance visit covers, organized the way techs actually move through a job.
Outdoor unit (condenser)
- Inspect the coil for dirt, cottonwood, and fin damage; clean as needed
- Confirm clearance around the unit and clear vegetation
- Check the disconnect, wiring, and contactor for pitting or scorching
- Test the capacitor against its rated microfarads
- Verify the condenser fan motor: bearings, blade condition, amp draw
- Photograph the data plate and overall condition
Refrigerant circuit
- Measure superheat and subcooling against manufacturer targets
- Inspect line-set insulation and service-valve caps
- Check for oil staining at joints and connections (leak evidence)
- Record pressures and outdoor temperature for the job record
Indoor section and airflow
- Replace or wash the filter and record its size
- Inspect the evaporator coil where accessible
- Flush the condensate drain and test the float switch
- Measure temperature split across the coil
- Verify blower wheel condition and motor amp draw
- Note duct condition and any obvious restrictions
Controls, electrical, and wrap-up
- Confirm thermostat operation, staging, and calibration
- Tighten electrical connections; measure voltage and total amp draw
- Run a full cooling cycle and confirm steady-state operation
- Review findings with the homeowner, with photos
- Record pass / issue / fail per item, not just a signature
